Chapter 4 - The Pressure TestThe glass-and-steel corporate headquarters of Vance Realty Group sat on a pristine knoll overlooking downtown Edmond.

At 1:45 PM the following afternoon, the fifth-floor executive conference room was bathed in bright Oklahoma sunlight.

Ryan Vance sat at the head of a massive mahogany table, adjusting his tailored suit jacket. He was a man in his mid-forties with slicked-back dark hair, a bright, artificial smile, and the posture of someone who believed money could buy any outcome he desired.

Sitting across from him was his corporate legal counsel, a sharp-featured man named Arthur Pendelton.

"Did she confirm she has the original title deeds?" Pendelton asked, reviewing a stack of escrow contracts.

"She texted ten minutes ago," Vance chuckled, pouring himself a glass of sparkling water. "She’s brought everything. The woman is desperate for a lifestyle change. Her husband is an idiot who thinks thirty acres of prime commercial corridor is meant for running dogs in the dirt."

"And the forged power-of-attorney?" Pendelton asked quietly. "Are you sure the husband won't catch on before we record it with the county clerk?"

"Grant is out at his training field all day," Vance waved his hand dismissively. "He doesn't know a thing. Once the escrow is recorded, it'll take him two years in court to reverse it. By then, we’ll have ground broken on the commercial center, and he’ll be forced to accept a settlement."

The double glass doors of the conference room opened.

Sarah stepped into the room. She was wearing a dark trench coat, her eyes swollen from a sleepless night, her posture stiff and hesitant. In her arms, she clutched a thick manila envelope.

"Sarah!" Vance stood up, his wide smile instantly appearing as he walked around the table with open arms. "You made it. Excellent. Come, sit down. Let’s get these signatures finalized so we can celebrate."

Sarah didn't move into his embrace. She stood near the doorway, her knuckles white as she squeezed the envelope.

"Where... where are the final transfer guarantees, Ryan?" Sarah asked, her voice tight and unnatural. "The ones promising my twenty percent equity share?"

Vance’s smile flickered slightly, but he maintained his smooth tone. "Everything is right here in the binder, my dear. Just hand over the title deeds so Arthur can verify the parcel numbers, and we’ll sign the equity agreement immediately."

"She can't hand those over, Ryan," a calm, deep voice echoed from the hallway outside.

Vance froze.

Grant walked through the glass doors, wearing his dark leather work jacket, dark jeans, and heavy boots. His posture was relaxed, but his gaze was locked onto Vance with the terrifying focus of an apex predator.

Beside Grant walked Marcus Vance, carrying a heavy leather briefcase, followed by two uniformed officers from the Edmond Police Department and an investigator from the District Attorney’s office.

Ryan Vance stepped back, his slick smile completely vanishing as his eyes darted from Grant to the uniformed officers.

"What is the meaning of this?" Vance demanded, his voice rising in anger. "Sarah, what did you do?! Who invited these people into my private office?!"

Sarah stepped aside, standing behind Grant and Marcus, her head bowed in shame.

"Mr. Vance," Attorney Marcus Vance said, stepping forward and placing his briefcase on the mahogany table. "My name is Marcus Vance. I represent Grant Miller and Miller K9 International. I suggest you tell your legal counsel to sit down and keep his mouth closed for the next ten minutes."

Corporate attorney Pendelton immediately took a step back, recognizing Marcus Vance’s name instantly. "Marcus... we were just discussing a preliminary commercial option—"

"You were executing a conspiracy to commit land fraud using a forged power-of-attorney document," Marcus interrupted sharply.

Grant stepped forward, placing his large hands flat on the mahogany table, leaning in close to Ryan Vance.

"You told my wife to leave my nine-year-old daughter alone with an eight-month-old infant," Grant said, his voice dropping into a register that made the air in the room feel suddenly heavy. "You told her to abandon my children so you could manipulate her into signing away my family’s land."

"I... I didn't know the specifics of her childcare situation!" Vance stammered, his face turning pale as he looked toward the police officers. "She told me she had a babysitter!"

Grant pulled the secret black phone from his jacket pocket and laid it flat on the table.

"We have forty-eight hours of encrypted text messages retrieved from this device, Mr. Vance," the DA investigator stepped forward, pulling a digital recorder from his pocket. "Including explicit instructions from your personal number telling Mrs. Miller to leave her children unsupervised to avoid her husband discovering your meetings."

Vance’s chest heaved as panic finally gripped him. "This is a civil misunderstanding! We haven't recorded any deeds yet!"

"You presented a forged notary stamp to a financial institution this morning to secure a preliminary credit line," Marcus added, pulling a stack of certified court documents from his briefcase. "That constitutes bank fraud, wire fraud, and criminal land conspiracy. The District Attorney’s office has already issued a freeze on Vance Realty’s escrow accounts pending a full forensic audit."

Vance sank back into his leather chair, his confidence entirely shattered. He looked at Sarah, then at Grant, realizing that every move he had made had been anticipated, tracked, and trapped.

"What do you want?" Vance whispered hoarsely.

Grant looked at the wealthy developer with cold, unyielding disgust.

"You're going to sign a formal, recorded release of all claims against my property," Grant said firmly. "You're going to pay for the full legal fees incurred by my estate. And then you're going to answer to the District Attorney for what you tried to do to my family."

As the officers stepped forward and ordered Ryan Vance to stand up and place his hands behind his back, Grant took the manila envelope from Sarah’s hands, turned on his heel, and walked out of the corporate office without looking back once.
